Home Renovations in Vancouver

A renovation is only as good as the structure it sits on. Hirad Construction Inc plans kitchen, bathroom, basement and full-home renovations in Vancouver with an engineer’s understanding of load paths, moisture and building code, so the finished space looks right and is built right.

Whether you are opening up a wall between kitchen and living room, finishing a basement in Burnaby or updating a bathroom in North Vancouver, we look at structure, plumbing, electrical and permits before the first cabinet is ordered.

FAQ

Renovations: frequently asked questions

Do I need a permit for my renovation in Vancouver?

It depends on the scope. Structural changes, new plumbing or electrical work, and basement suites usually require permits from the City of Vancouver or your municipality, while cosmetic updates often do not. We confirm what applies to your project during the consultation and handle the applications.

Can you remove a wall to open up my kitchen?

Often, yes. We first determine whether the wall is load-bearing. If it is, the opening needs a properly sized beam and supports to carry the load down to the foundation, which is exactly the kind of work an engineer-led contractor is suited to plan.

How long does a renovation take?

Duration depends on scope, permit timelines, material lead times and what we find once walls are opened. We give you a realistic schedule with the estimate and keep you updated as the work progresses.

Can I stay in my home during the renovation?

Many clients do, especially for single-room projects. For larger renovations we discuss dust control, access and which parts of the home will be unavailable so you can decide what works for your household.

Is the estimate free?

Yes. Consultations and estimates are free.
